Dilapidation reports in Sydney
Pre- and post-construction inspections across Greater Sydney, from the Sutherland Shire to the North Shore and out to Parramatta and Macarthur.
Sydney councils routinely make dilapidation reports a condition of consent where demolition, excavation or basement works sit close to a boundary. On tight lots the neighbouring houses are often within a metre of the works, or share a wall with them.
Every report is inspected, written and signed by a Chartered Professional Engineer with experience on large commercial and residential structures as well as houses. That matters when the neighbour is a strata building with a basement car park, or a 100-year-old terrace.

Sydney jobs we're suited to
- Basement excavation beside occupied homes and strata buildings, where shoring and dewatering can affect neighbours
- Terraces and semis with shared party walls
- Duplexes and knockdown-rebuilds on narrow suburban lots
- Multi-property sites where several neighbours, a strata building and council assets all need recording
Strata buildings
When a neighbouring building is a strata scheme, we can inspect common property such as car parks, stairs, facades and lobbies, along with individual lots whose owners agree to access. We coordinate access through the strata manager.
Common questions
Which parts of Sydney do you cover?
All of Greater Sydney. We inspect regularly in the Sutherland Shire, St George, the Inner West, the Eastern Suburbs, the North Shore, Canterbury-Bankstown, Parramatta and Macarthur. Send the address and we'll confirm a date.
Can you inspect a terrace with a shared party wall?
Yes. Party walls are one of the most important parts of a terrace dilapidation report, because works on one side affect the house on the other directly. We record both faces of the wall wherever access allows.
