Dilapidation reports on the North Shore

Pre- and post-construction inspections across the Lower and Upper North Shore.

The North Shore combines steep sandstone sites, high-value homes and growing centres like Chatswood, St Leonards and Crows Nest. Excavation into rock on sloping blocks is common, and neighbours are often uphill or downhill of the works.

What we see on the North Shore

  • Steep sites in Mosman, Cremorne, Lane Cove and Northbridge, where excavation can affect retaining walls and the homes above and below
  • Sandstone excavation for basements, pools and garages close to boundaries
  • Heritage homes in conservation areas across Ku-ring-gai and Willoughby, with original plaster, chimneys and detail worth recording carefully
  • Apartment and mixed-use projects around Chatswood, St Leonards and Crows Nest beside older homes and strata buildings

North Sydney, Willoughby, Lane Cove, Mosman and Ku-ring-gai councils each set their own dilapidation conditions. Send us yours and we'll match the report to it.

Common questions

Why are steep sites a particular risk?

Excavating into a slope can change how the ground supports the homes and retaining walls above and below it. Those elements often already have some movement, so they're recorded and measured in detail.

Can you record heritage features?

Yes. Decorative plaster, cornices, chimneys and original finishes are photographed and described, because damage to them is costly and often disputed.

Need a dilapidation report?

Send the address and what's being built. We'll come back with a fixed fee and an inspection date.
