Dilapidation reports on the Northern Beaches

Pre- and post-construction inspections from Manly to Palm Beach, for sloping sandstone blocks, beachfront sand and the growing centres in between.

The Northern Beaches packs very different ground into a narrow strip. There are sandstone ridges and headlands, steep Pittwater slopes, low sandy beachfront flats, and busy centres like Dee Why, Brookvale and Frenchs Forest. Each one changes what a dilapidation inspection needs to look at, and which neighbouring structures are most at risk.

Northern Beaches Council was formed in 2016 from the former Manly, Warringah and Pittwater councils, and planning controls still vary between those three areas. Dilapidation reports are a common condition where excavation, demolition or rock breaking sits close to a boundary. Send us the condition and we'll match the report to it.

Ground and site conditions

  • Hawkesbury Sandstone covers most of the area, including the plateau suburbs and many headlands. Slopes are usually fairly stable, but excavation means rock sawing and hammering, and vibration carries through rock into neighbouring footings, retaining walls and pools.
  • Softer Narrabeen Group rock lies under much of the Pittwater peninsula, including Palm Beach and Whale Beach. Council's own geotechnical review notes landslips are relatively common on these slopes, particularly where there has been excavation or concentrated stormwater. Homes uphill and downhill of the works both deserve a careful record.
  • Loose boulders and rock faces on sloping blocks can shift when the ground around them is disturbed, so we photograph and locate them along with any cracking or undercutting.
  • Beachfront sand at Manly, Dee Why, Collaroy and Narrabeen, where slabs, paving and boundary walls react quickly to nearby excavation, dewatering or compaction.

What's being built

  • Apartment and mixed-use projects in Dee Why, Brookvale, Manly and around the Northern Beaches Hospital at Frenchs Forest, often beside older houses and walk-up strata buildings
  • Knockdown-rebuilds and pools on sloping blocks in Balgowlah, Seaforth, Clontarf, Newport and Avalon Beach, usually with excavation into rock close to the boundary
  • Renovations and second storeys on the mid-century brick and fibro homes of Forestville, Belrose, Frenchs Forest and Narraweena
  • Beachfront and coastal works along the Collaroy–Narrabeen strip, where neighbouring homes sit close together on sand

Housing stock we inspect

Northern Beaches homes range from Federation and interwar cottages in Manly and Fairlight, to original beach houses, split-level homes stepped into the slope, and modern rendered houses with large glazed openings. Split-levels and homes on suspended slabs or piers need extra attention underneath and at the junctions between levels, where existing movement is common. Render, tiled terraces and pool coping often already have cracks, and recording them before works start is what stops them becoming a dispute later.

For pool jobs, see our guide to dilapidation reports for pool excavation. If you're a neighbour who has noticed new cracks, read what to do if a neighbour's building work cracks your house.

Common questions

Do you inspect neighbours on steep Pittwater blocks?

Yes. On sloping sites we pay particular attention to retaining walls, rock faces, boulders, stairs, and the drainage of the homes above and below the works, as well as the house itself.

Can the report be matched to my Northern Beaches Council consent?

Yes. Send us the dilapidation condition from your consent or certificate and we'll make sure the properties, structures and timing it names are covered.

Do you cover beachfront properties at Collaroy, Narrabeen and Manly?

Yes. On sandy beachfront lots we record slabs, paving, pools and boundary walls closely, as these tend to show the first signs of movement when excavation or vibration happens nearby.

Need a dilapidation report?

Send the address and what's being built. We'll come back with a fixed fee and an inspection date.
